DESIGN PROCESS FOR BUILDING A NEW HOME

Designing is the most important part of building a new home. The team at Craig Dinte Architects take pride in working closely with our clients to develop their ideas into bricks and mortar all around Brisbane and in the Redlands.

 

Starting the process is the biggest step! Engaging a professional that understands what you are trying to achieve, and actually listens, is half the battle.

Don’t rush the process! Stages to consider when building a new home:

Find the land

Seems obvious but the location, orientation, slope etc will have a direct impact on the building design.


Call us for an initial consultation

We can show you designs we have created previously to assist with ideas, discuss what is on your ‘must haves’ and your ‘wish list’ and go from there.  You can even contact us before you purchase your land.  That way you can be assured your dream home actually works with the land you are looking at.

Site analysis

This will generally happen at the same time as the initial consultation. It gives us a chance to walk around your property, talk about the best location for the house and get a better understanding of your vision.

Fee and design proposal

At this point we walk you through the design process, indicate other professional consultants required, council approvals, timeframes and expectations and the costs involved.

Initial design

This is where all your ideas start coming to life, we have open conversations about what you like and what you would like changed.  Planning sketches and possibly 3D computer perspectives would be presented for discussion.

Develop the detailed design

It is important that you are happy with the overall design direction at this point.   We continue to fine tune the floor plan and specific furniture location, window and door openings, internal and external building finishes, any explicit sustainable design features, heating and cooling, and landscaping elements.

Council Approval

Plans are submitted to your Private Certifier for the purpose of gaining planning / building approval.  All application fees will need to be paid.  In general, the building application does not require detailed drawings, and so can be submitted first. During this time, we will still be working on more complex drawings and schedules ready for builder tendering once the approval has come back from the Private Certifier. Construction documents are detailed and complex, requiring skill, experience and time to prepare.

Selecting a builder

If you do not already have a builder lined up, we can assist with selecting a builder via a process of tendering.  We can also continue working with you whilst your builder is on site constructing your home.  Ask about our Contract Administration service.
